Retro-Commissioning for Improved Building Performance

Join forces with E M C Engineers to help your utility reduce peak demand while helping your key accounts to improve energy efficiency and reduce operational costs. Offer your commercial customers retro-commissioning services which will “tune up” their existing building systems to make their buildings work better.

Improves Utilty Load Factor and Customer Efficiency
Changing occupant needs, space reprogramming, building renovations, and aging systems play havoc with building system efficiency. These issues drive up energy and maintenance costs. Through retro-commissioning, you can help your customers solve these problems—and improve their financial bottom line—by investing in a process that typically pays for itself in less than one year.

Retro-commissioning (RCx) is a systematic process for improving the current conditions and operation of an existing building.

RCx “tunes up” heating, ventilating, and air conditioning (HVAC) systems and controls in existing buildings to make them operate more efficiently.

In addition to offering your customers a service designed to save them money, RCx will return direct benefits to your utility by identifying ways to reduce peak demand and shift consumption to off peak hours. RCx is also an effective way for your utility to reduce greenhouse gas emissions through energy conservation.

EMC Engineers, Inc. has been a leader in delivering energy efficient building solutions for 30 years.

As a multidiscipline firm, EMC has strong credentials in mechanical, electrical, and control systems diagnostics; retrofit and modernization; and energy engineering and commissioning for new and existing buildings.

Phases of Retro-Commissioning
Planning Phase
Decide which building systems should be analyzed, assign responsibilities, and determine estimates of savings.

Investigation Phase
Determine how the selected systems are supposed to operate, measure and monitor how they operate, and prepare a prioritized list of the operating efficiencies found.

Implementation Phase
Correct the highest priority operating inefficiencies and verify proper system operation.

Operating Phase
Report improvements made and show the building owner/operator how to sustain operation.

EMC specializes in the renovation and modernization of energy-using facilities for institutional, industrial and commercial clients. EMC is a dependable partner, working closely with you through all steps of the interaction with your customers.

Saving Energy with Retro-Commissioning (RCx)
RCx tunes up heating, ventilating, and air conditioning (HVAC) systems in existing buildings to make them operate more efficiently. RCx will typically reduce owner’s annual energy costs by 5 to 15% (sometimes even more), and the savings will typically pay for RCx in less than one year.

Existing buildings often use more energy than they should because:
--Most buildings were not designed with energy efficiency in mind,
--Occupant renovations usually do not include modifications to heating and cooling systems,
--Energy savings control strategies are often disabled, and
--Failed HVAC equipment and controls are not always repaired.

RCx savings potential can be quickly determined by:
--A walk through of the building by a trained RCx engineer,
--Electrical measurements on HVAC equipment,
--Comparison to energy data for similar buildings,
--Monitoring of HVAC electric use and temperature trends within HVAC systems using temporary monitoring equipment, and
--Analysis of monitored data to identify energy savings opportunities.

Award for E M C Engineers
EMC Engineers was recently presented with a prestigious award by Southern Califonia Edison as 2007 Exemplary Energy Efficiency Contractor of the year. This award was received for EMC’s outstanding performance when conducting retro-commissioning services for the LA County/SoCal Gas/SCE partnership program. This work has resulted in energy savings from 10% to 25% in LA County buildings that EMC has retro-commissioned, and has improved operations and comfort in multiple courthouse buildings.

RCx Benefits Summary
--Improves utility load factor by reducing peak demand and shifting consumption to off peak hours,
--Supports green power initiatives by reducing greenhouse gas emissions, and
--Boosts utility/customer relations by reducing energy costs and improving the quality of the customer’s work environment.

EMC’s RCx customers include the City and County of Los Angeles, the University of Denver and Qwest.
